Bronte

By Caroline Fagerlund, Director - CBRE Residential Agency

Bronte compares to no other suburb on Australia’s Eastern Seaboard, if not the world. While neighbouring suburbs have evolved to meet a growing population’s needs, Bronte has preserved its architectural charm, lifestyle and community. It is home to some of the Eastern Suburbs oldest generations with many lineages remaining today.

Located less than ten kilometres from Sydney CBD, Bronte has lots to offer for owner occupiers and sophisticated investors. Perhaps most well-known for its pristine beach, the suburb is the oldest in the Eastern Suburbs region. Surrounded by dramatic cliffs faces and home to a heritage listed ocean bath, morning’s start and finish on Bronte’s coastline.

A sleepy, often overlooked suburb until the 1970's, Bronte’s underdeveloped charm won over many residents. Today, you’ll find an eclectic mix of Californian Bungalows, Victorian houses and limited brand new residences expertly designed by architects and contrasted against Art Deco apartments.

Because buying into this area rarely comes along, the suburbs has surpassed its neighbours in the appreciation of property value. Bronte continues to sell exceptionally well, even during the softer market, with a 17.1% growth last year in apartments and 26% growth in housing. The Bronte market means an average of more than 1300 visits per property compared to around 740 for the rest of NSW.

The lack of availability is due to owners opting to renovate to suit their needs rather than trading up or down. If you’re lucky to own a piece of the Bronte market, you’ll be joining a mix of young professionals and longstanding locals.  Just over 26.2% of the local market is made up by maturing and established independent individuals and just under 13% established couples and families.

Ideal for owner occupiers or investors, Bronte has options for every kind of property buyer- the only negative is finding property that is up for sale. The area hasn’t seen a new development in over twenty years making the recent developments a unique offering on the Sydney market. Until now.

Bronte Place is only 21 luxury boutique residences in the heart of the village, offering outstanding design reflecting the contemporary beachside suburb, with walls of glass, dual aspect views and expansive terraces. Meanwhile, for the investors, the Art Deco-style Summerhouse Bronte combines period charm with contemporary style. The beautifully restored gem is an excellent option for investors, feeling just like a summer home.

Buying property in Bronte doesn’t only buy you a home, it buys you a lifestyle.
